The majority of our investment opportunities have been through a rigorous compliance process by SIPP/SSAS Trustees.  This allows pension fund holders to transfer their funds into a Self-Invested Pension Plan (SIPP)  or Small Self Administered Scheme (SSAS)

Thus enabling investors, both cash and pension fund holders, to invest in one of our property investment opportunities. Why would they do this? Pensions produce zero to 1% average return, and bank interest is circa 2% pa - our developments produce average of 10% pa over 50% ROI.

Result - a bigger pension and for cash investors far better returns than building societies or banks.

All transactions are conducted through UK lawyers. Leases are issued to investors and buy back agreements / options form part of the legal sales contract.

How can an investor receive a return that benefits them? Certainly not from a bank or building society. Shares are a risk unless you’re the broker and we ALL know property is the key.  But buying a house, renovating, dealing with builders, architects, planners and then tenants can all be a nightmare.

Will the house go up in value or could it go down? Do I need a mortgage and what about the legal costs and stamp duty? And what could you purchase for under, say £80,000, even if you could get the money.

But what if you can choose your level of investment and still get a good return. What if there is an exit strategy in place. What if your investment is secure and what if the project is SIPP compliant, which means pension funds are authorised by the SIPP Trustees to take investments into the project.

So thinking outside the box and creating market places for new and exciting concepts has been a successful formula.

Our market in Camden was originally a selection of railway arches. Our ideas on Free-Hotel Accommodation prior to the Internet helped fill hotel rooms. Free Coupons in 1999 was a little early for the net, but a great idea. And now using your pension funds to invest and build a proper not a loss making pension, plus returning cash investors with proper returns, has proven to be a successful formula.

We acted as agents then, master agents and now the principal developer, land with planning. No requirement for mortgages and no bank lending provide the platform for our success. All we do is “sell rooms” in a secure and stable environment.

Brian, who graduated from The London School of Economics, is the eponymous founding partner of the firm and head of the Commercial Property Department. He has a wealth of experience acting for Pension Funds, Banks and Property Companies both public and private.

He has particular expertise in development projects often advising on suitable structures as well as dealing with joint ventures, funding, building contracts, environmental issues, planning and planning agreements with local authorities particularly where there is a social housing element.

Brian also deals with corporate transactions particularly where there is a property element.

Rosa has worked with Stuart Gibbons since 1997.

In your life you need someone that reads your every move.

Cannot say she reads every move, but knows when to do the right thing at the right time. Arranging appointments, coordinating the diary, making changes to the web site, writing the appropriate letter and sending a bunch of flowers or a bottle of wine at the right time. Involved in Management in the UK Motor Trade, involved in the first installation of a computer controlled stock control system at the biggest Austin Rover distributorship in the UK in 1984.

Tim Beck has a wealth of experience in financial services, alternative investments and self-invested pensions.

In a career spanning over 30 years, Tim began as a Life Office Administrator with Commercial Union before being recruited as a Trainee Sales Consultant. He later joined Clerical Medical where he worked for six years as a City Centre Sales Consultant and Sales Team Leader.

Tim went on to join Trinity Financial in 1995 as an IFA before moving in 1996 to James Hay Pension Trustees Limited, a specialist SSAS company, where he worked as a Pensions Consultant and IFA.

It was whilst working at James Hay that Tim found his niche in the marketplace, rising through the ranks to Regional Sales Director (North) and later becoming part of the Rowanmoor Pensions Management Buy Out team in 2006. He later formed the National Sales Team in his capacity as National Sales Director and brought the newly launched SIPP to the IFA market.

In a successful career of over 17 years working at Rowanmoor Group Plc, Tim specialised over the last four years in Alternative Investments, working closely with Alternative Investment Providers and has an in-depth knowledge of structure, legal framework, legislation and routes to the market.

He left Rowanmoor in 2013 to form his own private consultancy.
